Service procedure :
Our tenant representatives works on your behalf throughout the
entire process of tenancy.Our job doesn't end when the contract is signed,
but after you move out and get your rental security deposit back.
Analyzing your requirements : We analyze your need and budget.
Property searching :
To meet your requirement, we do property searching through wide
range of sources ( English and thai websites ,local classifieds , local
property magazines , for rent signs on the streets and listings from both
owners and real estate agents.)
Property preview :
We send you listings that match your needs, Then accompany you
to preview the properties.
Landlord references checking :
We check landlord’s proof of ownership ( deed, tax receipt…) and
mortgage statement.
Negotiating :
We will negotiate the best possible terms and pricing on your behalf.
Lease contract drafting and checking :
We always protect your rights and benefits.
Inventory check :
We inspect the rental property with you on the move-in date,
photographing the property to provide visual evidence of its condition.
Relocation guideline :
We provide advice and information on relocation,living in Bangkok, etc.
Handling rental problems :
In the event that you have rental problems with your landlord,
we are available to help you solve any disputes.
When something in your rental property is broken,we also help
you find a handyman for small repairs.(unless the damage is caused by
normal wear and tear ,The tenant is usually responsible for any damage
caused by tenant, including minor repairs and replacement , such as
replacing light bulbs, broken window, broken door locks…..depend on
contract terms.In case that rental payment include all maintenance fee ,
the tenant will not have to pay for any repair )
Rental security deposit refund :
Our job is to protect tenants from losing their rental security
deposit unreasonably to the landlord after the end of tenancy. We will be
your ally in dealing with landlord to refund the rental security deposit.
And negotiating in case of deposit deduction.
Lease contract renewal :
We assist in documenting transaction and negotiating rent reduction
or other appropriate changes.
Our services is free of charge. Normally , the agent fee is landlord’s
responsibility. We only charge transportation fee(calculated with a taxi
meter) per each property previewing.
